How a screed floor is built.

A heated floor is a sequence of connected layers and decisions. This illustration shows a typical flowing-screed build-up; the stages alongside explain how the work moves from substrate preparation to curing and handover.

  1. 01

    Substrate and preparation.

    The slab or base is checked and prepared first: levels taken, debris and laitance dealt with, and any bonding or separating detail decided before anything is poured.

  2. 02

    Membranes and insulation.

    Damp-proof membranes, separating layers, insulation boards and edge insulation set the build-up. They also decide whether the screed is bonded, unbonded or floating.

  3. 03

    Underfloor heating pipework.

    Where the floor is heated, pipework is fixed, pressure-tested and left under test. The layout and required cover above the pipes shape the screed depth.

  4. 04

    Screed placement and cover.

    The screed is placed to the agreed depth, working around and over the pipework so it is fully encapsulated, then finished to the surface regularity the project asks for.

  5. 05

    Curing and drying.

    Curing protection comes first, then drying — a separate and much longer process. Commissioning and the follow-on floor finish both wait on verified readiness, not on a date.

Technical standards and quality.

A screed is judged against the project specification and the finish that follows. That means agreeing depth and surface regularity before installation, then managing curing, UFH commissioning, laitance and moisture verification before the floor is covered.

Depth

Depth follows the build-up.

Screed depth depends on the system — bonded, unbonded or floating — on what sits beneath it, on any pipework being covered, and on the loading the floor has to take. Different screed products carry different minimum depths, so the figure comes from the specification and the manufacturer's data for the chosen system rather than a single universal number.

Tolerance

Surface regularity is assessed to the requirement.

Flatness is measured, not assumed. In UK practice, surface regularity is commonly described in the BS 8204 context using SR classifications, assessed with a straightedge across the finished surface. The class that applies is the one written into the project specification.

We work to the tolerance the project asks for and confirm it before installation, so the follow-on floor finish has the surface it was designed for. BS 8204 and surface regularity
